Architectural Alchemy in Black Hawk

How Steelman Partners Blended History and Modern Entertainment in a Historic Mining Town.

Black Hawk, Colorado’s story begins long before the first new stone was laid on this project. It begins in the 1859 Pikes Peak Gold Rush, when the town boomed as the "City of Mills." But like many mining towns, its fortunes faded over the next century, leaving its historic heart in decline.

The Challenge: Blend Gaming with History

How could Black Hawk bring itself back to life? The answer came from an unlikely source: casino gaming.

In 1990, Colorado voters gave the green light for casinos, but with one crucial condition: the new industry had to fund the historic preservation of the town. This created a unique design challenge.

The central question was: How do you build a large, modern resort in a compact, historic town without destroying the very character you’re trying to save?

The Solution: A Dialogue with the Past

For Steelman Partners, the answer was not to build a generic casino that could be anywhere. The goal was to create a dialogue between the town's past and its future. This meant designing a building that respected Black Hawk's history, materials, and mountain setting.

This approach required solving several key challenges:

  • A Tight Fit: The resort had to be wedged into a narrow canyon. This meant blasting and removing 650,000 cubic yards of solid granite just to clear the footprint for the building.

  • Authentic Style, Modern Speed: To maintain an authentic mountain lodge look on a fast-track schedule, the team used innovative, lighter materials like faux-rock facades that looked identical to real stone but could be installed much faster.

Inside: Sophisticated Mountain Chic

The respectful design continues inside. Guests are welcomed into a 60-foot-high rotunda lobby with massive log beams and a grand stone fireplace, creating the warm, inviting feel of a ski lodge.

The gaming floor avoids tired casino tropes, instead featuring coffered wood ceilings and river-rock accents. The entire space translates the typical gaming atmosphere into a sophisticated environment that feels right at home in the Rocky Mountains.

The Result: A Thriving Landmark

The Ameristar Black Hawk was a success from day one, opening as Colorado’s largest casino and becoming a true destination.

Most importantly, it fulfilled the original promise of the 1990 vote. The revenue it generates helps preserve the town's history, proving that modern entertainment and historic preservation can work together to create something truly special.

For developers in culturally or historically sensitive areas, this project shows that Steelman Partners has the expertise to design buildings that honor the past while building a profitable future.
