A Landmark Vision: The "Bellagio of the Gulf Coast"

When developer Steve Wynn envisioned a resort in Biloxi, his goal was to create the "Bellagio of the Gulf Coast." The project’s name, Beau Rivage—French for "beautiful shore"—was originally intended for the Las Vegas Bellagio, signaling its ambitious scale and prestige. To bring this landmark vision to life, Wynn entrusted Steelman Partners as the project architect.

Innovative Design Overcomes Legal Hurdles

The project's greatest challenge was a legal one. At the time, Mississippi law required all casinos to be built on "mobile marine vessels" over the water. Instead of a simple riverboat, the Steelman Partners team embraced this constraint as an opportunity for groundbreaking innovation. The solution was an engineering marvel: a 72,000-square-foot casino built on sea-anchored barges, yet seamlessly integrated with the 1,740-room hotel tower on land. The architectural design was so effective that the resort feels like a single, cohesive structure, allowing guests to move between spaces without ever realizing the casino is afloat.

A Structure Built to Endure: Surviving Hurricane Katrina

On August 29, 2005, this innovative design faced the ultimate test: Hurricane Katrina. As a devastating 30-foot storm surge wiped out the coastline, the Steelman-designed hotel tower proved its incredible resilience. While the casino barge was damaged, the main structure stood firm. In the storm's aftermath, the Beau Rivage was one of the few recognizable buildings left standing, a powerful validation of its forward-thinking and robust engineering.

Legacy of a Gulf Coast Icon

Reopening exactly one year after the storm, the Beau Rivage became a symbol of the region's strength and recovery. Today, it stands as a profound case study in intelligent and resilient design. The project showcases the Steelman Partners philosophy: to deliver world-class architecture that is not only beautiful and profitable but is built with the ingenuity and longevity to withstand the most extreme challenges.
